Frequently Asked Questions
After thousands of customers and tens of thousands of windows installed throughout Chicago & New York metropolitan area, we have compiled a list of the most popular questions that we are asked most often; including some great tips and facts on protection against break-ins.
What makes you different from the other companies?
We manufacture locally and invite you to visit our factory and staff. Some companies do not even have an office for you to visit. All of our window installers are employees of Factory Trained Installation Company. We pride ourselves in training and equipping our installers to work on your projects using our time tested installation techniques. We are members of numerous organizations that scrutinize us as a company, a window manufacturer and contractor. For instance, we are a contributing member of the National Fenestration Rating Council, we are an Energy Star Partner, a member of Efficient Windows Energy Collaborative. We invite you to review our website. We have thousands of happy customers.
Can you give me a ballpark price?
It’s a little difficult to give you a ballpark price on the web because there are many factors. For instance, what is the exterior of you house? The interior? How old is the house? Is there any termite/dry rot damage? What kind of install do you want? Do you want special trim?
However, we will give you a FREE estimate or ballpark price if you come to the showroom, however, we will always estimate high until we can see your home. We don’t believe in the “bait and switch” technique of sales.
What is the advantage of vinyl over aluminum/wood?
Monda Window and Door’s vinyl framed windows are maintenance free, never need painting, will not corrode, shrink, crack or fade. Vinyl is a natural insulator, with the similar insulation properties as wood.
What is High Performance LoE2 Glass?
High Performance LoE2 glass products give you year-round energy savings and comfort by helping manage the sun’s energy and the heating system energy in your home. They are coated with microscopically thin, optically transparent layers of silver sandwiched between layers of antireflective metal oxide coatings.
These “smart” coatings provide optimal year-round energy saving benefits by selectively filtering the sun’s energy in summer and reducing heat loss in winter. In the summer, High Performance LoE2 glass products let in visible sunlight while blocking infrared and ultraviolet solar energy that drives up cooling costs and damages curtains, window treatments, carpeting and furnishings. And in the winter, High Performance LoE2 glass products offer greater comfort and reduced heating costs by reflecting room-side heat back into the room.
Do you have a showroom I can visit?
Yes.
Can I install the windows or my contractor?
Yes.
When can you give us a free an in-home estimate?
Monday-Saturday. Please call us to schedule your free in-home estimate. We request that all decision makers are present at the time of the presentation. We want to get all of the questions answered at that time. We will bring samples, prices, etc.
How far will you go to install?
At present, we will install in New York State and Illinois.
How do I qualify for energy rebates?
To qualify for the energy rebates, you must upgrade your window purchase to our High Performance LoE2 glass. Rebate payment comes to you directly from your energy provider, as long as funds are still available.
Do you put in Argon gas?
Our windows come standard with a dead-air space separating the two panes of glass in an insulated glass unit. Argon can be added for an additional price.
Can I get House Armor in all of The Window Factory Products (windows, patio doors, entry doors, french doors, garden windows, and bay & bow windows)?
Currently, you can have House Armor installed in our vinyl windows and patio doors. We are, however, working hard to make it available in our other product lines and you should expect to see these in the near future!
The idea of increased security windows is great, but can you offer us some true statistics about break-ins?
- Nine out of 10 home break-ins could have been prevented if homeowners knew how to properly burglarproof their homes.
- One in 10 tens homes in the United States will be burglarized this year. A break-in occurs approximately every 10 seconds.
- Burglars will typically spend less than five minutes, and in some cases as little as 60 seconds, breaking into a home.
- Approximately 25 percent of home break-ins occur through a window. Another 22 percent occur at the back door, which in Southern California typically means a sliding patio glass door.
- The summer months mean a surge in home break-ins as many people leave their homes for vacations.
- Approximately 60 percent of break-ins occur during daylight hours, when homeowners are at work.

What is window condensation?
It is a common misconception that windows cause condensation. However, nothing could be further from the truth! Windows do not cause condensation, they simply provide a visual indication that the relative humidity inside a structure is higher than it should be for the conditions. The conditions effecting condensation are exterior temperature, interior temperature, and relative humidity. A well insulated structure with very little vapor release (ventilation) does not allow moisture to escape to the outside, so the relative humidity continues to rise with normal use such as dishwashing, bathing and simply breathing. As the relative humidity climbs, the vapor pressure increases and moisture tries harder to migrate to the outside. Finally, the relative humidity reaches dewpoint and begins to condensate on the coldest surface that it can reach. in many cases, that surface is a window.
Consider the typical 1950’s residential construction. Homes were, in general, poorly insulated and loosely assembled because energy was relatively inexpensive. Condensation was not a serious problem because the loose construction provided natural ventilation, which alleviated vapor pressure. As a result, condensation, even in homes with single glazed windows, was not objectionable. The energy conservation movement came along, and pressure to conserve energy was placed on the building construction industry.Side Effects Of Effexor Construction and building materials, at this time, improved dramatically. The primary point of vapor release then became the windows.
While improving window performance may seem to provide the ultimate solution, it is really only a “Band-Aid” to cover the wound. Window performance is improved to the point where condensation no longer appears, the rising vapor pressure will only drive the moisture through other points of construction such as the walls. Moisture migration through the wall cavity can cause rotting problems, bulge siding and effect structural integrity.
How can I control condensation?
We arranged from easy to more difficult, are the steps you should take to reduce condensation on your windows.
- Put on storm windows or double glazing.
- Shut off furnace humidifier and any other humidifying devices in your home.
- Be sure that louvers in the attic or basement crawl spaces are open and that they are large enough.
- Run kitchen or other ventilating fans longer and more often than has been your custom.
- Open fireplace damper to allow easier escape for moisture.
How can I operate and maintain double hung replacement windows?
The Double Hung Replacement Windows you have purchased have been designed and manufactured to be thermally efficient, virtually maintenance free and easy to operate. With a minimum amount of care and maintenance, these windows should last as long as you own your home.
Cleaning Instructions
Periodic cleaning of your new replacement windows is recommended to ensure proper operation. Dirt can limit the natural lubricating ability of and cause difficulty in operation. The surfaces of your replacement windows can be cleaned with a mild soap/detergent and water solution. Do not use strong/harsh detergents as they are detrimental to the finish. Occasional cleaning will ensure many years of beauty and easy operation.
Operation Instruction
To raise the lower sash, release the sash lock located at the meeting rails. Raise the sash with two hands by holding the lift rail located at the bottom of the lower sash and lifting upward. To lower the top sash, hold the lift rail at the top of the upper sash and pull downward.
Tilt ‑ In Sash
To tilt the sash into the home for safe, easy cleaning, raise the bottom sash approximately 3″ from the sill. Using your index fingers, slide tilt latches toward the center of the window (see figure 1). With the tilt latches still fully depressed, pull the sash inward until the tilt latches clear the window frame (see figure 2). Rotate the sash down ward, until the sash can rest on the window sill (see figure 3). To tilt the top sash inward, pull the top sash down approximately 1/3 of the window height. Release tilt latches by sliding toward the center of the window with your index fingers. Making sure the tilt latches have cleared the window frame, continue to rotate downward until the top sash can rest on the bottom sash (see figure 4). To return the window sash to their original position, rotate upward until tilt latches engage behind the window frame’s jamb.
Removal of Operating Sash
To remove the lower sash for glass replacement or window maintenance, unlock the sash lock and raise the sash approximately 1/3 of the window height. Tilt the sash inward. Grasp each sash stile (see fig. 4, figure 5). Push downward on one stile while lifting on the opposite stile. This should free one of the pivot bars from the balance shoe and permit the other to be easily removed (see figure 6). To install sash, reverse the above procedure.
Note: The window balances arc tensioned at the factory. The balance shoe should lock into place when the sash is tilted inward. If the shoe does not lock completely and retracts upon sash removal, simply place the tip of a flat head screwdriver into the pivot bar hole, pull the shoe to the desired location and twist the screwdriver inward until the balance shoe locks into place.
How can I replace, install and adjust spiral balance Features?

Installation and Tensioning Procedures
- Attach the balance to the window frame using a #8 screw (see Fig 1), insert the pivot lock shoo into jamb pocket and lock into position to accept engagement of pivot bars when sash is installed into frame.
- If the spiral rod is more than 2* out of the balance coupling, push the rod with light finger pressure to the fully retracted position inside the balance tube.
- To apply tension, engage lower roll pin on balance rod with tensioning tool and rotate clockwise the required number of turns (see Fig. 2). Insert the balance rod into the pivot lock shoe (see Fig. 3).
- To remove tension from the balance, lock the pivot lock shoe in the jamb. Engage the lower roll pin with the tool, apply slight downward pressure, and remove rod from the shoe. Allow the tool to rotate gently counter‑clockwise until tension is removed.
Caution
- Never engage spiral rod with tensioning tool if rod is more than 2′ out of coupling.
- Make sure not to bend spiral rod during handling or tensioning.
- Set tension for the exact weight of the sash. DO NOT over tension (Refer to tensioning chart supplied by Caldwell).
- Be sure spiral rod is properly seated in pivot lock shoo (see Fig.3).
